Who Can Apply and Do the Work

Single-family total demolitions are submitted through the Residential Total Demolition Permit web form with an Affidavit of Compliance and a Refrigerant Disposal Acknowledgment. Residential Plan Review targets 5 business days for demolition reviews.

What You Need Before the Permit Is Issued

  • Historic review for structures 45 years or older where the exterior is demolished; most small cases are decided by staff within 5 business days, but potentially significant houses go to the Historic Landmark Commission, which meets monthly.
  • A tree permit review if the work removes, prunes or affects the critical root zone of more than 25% of a protected tree (19 inches or more in diameter), plus an inspection of erosion and tree protection before demolition begins.
  • A pre-demolition inspection, paid for at permit activation.
  • The demolition notification packet: 5 to 10 business days before work, the general contractor places the yard sign and door hangers and uploads the Demolition Notification Acknowledgment, which starts a notification window of at least five days.

What Else to Know in Austin

If the Historic Landmark Commission approves a demolition, it typically requires a documentation package: 8 by 10 inch photos of every elevation on photographic paper, a dimensioned site plan and the occupancy history. Demolishing a minor outbuilding such as a carport, detached garage or shed can usually be approved by historic staff.

Austin Demolition Permit Fees

Austin does not publish a flat demolition fee we could verify, so we don't quote one. The fee is set when you apply.
